Why Copper Pipes Die In Concrete.
If your house was built in Oklahoma between the 1970s and early 2000s, there is a very high probability that your domestic water lines—both hot and cold—were run directly through the dirt and encased in the concrete slab foundation. Back then, it was the fastest, cheapest way to plumb a subdivision.
The problem is the physics of copper reacting with concrete and soil. When copper pipe is buried directly in the earth or cast into a concrete slab without a protective plastic sleeve, it becomes a ticking clock. Several mechanical failures start happening simultaneously:
1. Thermal Expansion and Friction
Every time you turn on the hot water to take a shower or run the dishwasher, the hot water line expands slightly as it heats up, and contracts when it cools down. If that pipe is locked tight inside a rigid concrete slab, or resting against a sharp piece of aggregate rock in the dirt below, it rubs. Years of microscopic rubbing physically wears down the wall of the copper pipe until it thins out and ruptures. This is why the vast majority of slab leaks happen on the hot water side.
2. Soil Chemistry and Pitting
Oklahoma soil is highly active. When bare copper is exposed to certain soil chemistries, moisture, and minerals under your foundation, a galvanic reaction occurs. The copper begins to undergo a chemical degradation known as "pitting." The pipe corrodes from the outside in, developing tiny pinhole leaks that spray water directly into the sub-base of your foundation.
3. Kinked Lines From Pour Day
When the concrete trucks rolled in thirty years ago to pour your slab, the workers were walking all over the soft copper lines sticking out of the dirt. Sometimes, a pipe got stepped on and kinked. It didn't break that day, but that kink created a permanent weak point in the line. Decades of water pressure hammering against that localized weak spot eventually causes the copper to split open.
When the pipe fails, the water has nowhere to go but up. It soaks the concrete. The concrete acts like a sponge, drawing the moisture upward via capillary action until it hits the bottom of your flooring. If it's a hot water line, it heats the concrete, radiating warmth through the tile or wood.
The leak isn't going to heal itself. But the repair method decides whether the fix means a few drywall patches or a demolition — and that part is a choice.

The worst thing a plumber can do is start breaking concrete based on a guess. Water travels. The spot on the floor that feels warm is rarely the exact spot where the pipe ruptured.
Water will follow the path of least resistance through the gravel bed under the slab and surface ten feet away from the actual leak. If a plumber starts jackhammering where the floor is warm, they might dig a four-foot crater and find completely dry dirt, forcing them to keep breaking your floor until they finally find the pipe.
We don't guess. We rely on hydrostatic pressure testing and electronic leak detection.
- Establish the Baseline: When we arrive, the first thing we do is shut off the main water supply to the house. Then, we connect a highly sensitive hydrostatic pressure gauge to the system. We pump the system up to the standard operating pressure (usually around 60 to 75 PSI) and we watch the needle. If the system is closed and the needle drops, we have absolute mathematical proof of a leak.
- Manifold Isolation: A house is a web of pipes. We need to isolate the failure. We shut off the cold water supply valve to your water heater. This mechanically separates the cold water manifold from the hot water manifold. We pressure test them independently. If the cold side holds pressure at 70 PSI but the hot side immediately drops to zero, we just eliminated 50% of the plumbing in your house. We know exactly which system is compromised.
- Acoustic and Thermal Detection: Once we know the system, we pressurize the failing line with air or nitrogen. When the gas escapes through the pinhole rupture under the concrete, it creates a specific acoustic frequency. Using highly sensitive ground microphones, we sweep the floor of the house, listening through the concrete for the exact location of the rupture. We combine this with thermal imaging cameras to track the heat bloom under the slab.
By the time we are done diagnosing the system, we aren't guessing. We know exactly which pipe has failed, where it originates, and what fixture it feeds. That data dictates the repair strategy. And it is almost always an attic bypass.
The Slab Bypass Route. Abandon The Dirt, Save The House.
If a plumber breaks your concrete to fix a pinhole leak, they are cutting out a section of degraded, thirty-year-old copper. The rest of that copper pipe is exactly the same age, in exactly the same soil. It will leak again. We abandon the failing slab lines entirely and route a new PEX-A line through the attic.
If a pipe has failed under the slab, the entire line is compromised. Our standard procedure is to completely eliminate the risk of that line ever failing again. We do a Slab Bypass (also known as a reroute).
Here is how the bypass process actually works:
1. Isolate and Cap
Once we identify the specific line that failed—say, the hot water line feeding the master bathroom sink—we go to the manifold where that line originates (often near the water heater). We physically cut that specific copper line and cap it off. Then, we go to the master bathroom sink, cut the line coming up from the floor, and cap it there.
2. Abandon in Place
The leaking pipe under the slab is now completely dead. It has been severed from the water supply on both ends. We leave it buried in the dirt. It can never leak again because it will never hold water again. We just solved the underground problem without breaking a single inch of your concrete or touching your hardwood floors.
3. The Surgical Reroute
Now, we have to restore hot water to that sink. Instead of going through the floor, we go up. We run a brand new, continuous line of Uponor ProPEX (PEX-A) tubing from the manifold, up into the walls, across the attic space, and drop it down the wall directly behind the master bathroom sink.
We use PEX-A because it is the absolute gold standard of modern plumbing. Unlike cheap PEX-B which uses restrictive insert fittings that kill your water pressure, PEX-A uses an expansion tool to stretch the pipe over a solid brass or engineered polymer fitting. As the pipe shrinks back to its original size, it creates an indestructible mechanical seal. And PEX-A expands to accommodate freezing, making it vastly superior for attic runs in Oklahoma winters, provided it is properly insulated.

After The Bypass, The Meter Is Your Lie Detector.
A capped line cannot leak. But you don't have to take that on faith — the same meter that exposed the leak verifies the repair, and you can run that check yourself for free.
- Week one — run the meter test: Turn off every faucet and fixture in the house, walk out to the meter, and watch the red triangle. Dead still means the system is tight. It's the same test that caught the leak, now run in reverse.

When One Bypass Stops Being The Answer.
The first slab leak gets a bypass. That's the usual case: one line failed, the rest hold pressure, so we kill the one and leave the others alone.
A second slab leak on a different line changes the math. All the copper under your slab went in on the same day, into the same soil, and it has lived the same life ever since. When lines start failing in series — especially on the hot side, where the vast majority of slab leaks happen — the system itself is telling you it's done. Buying bypasses one leak at a time means paying for the same diagnostics and the same drywall access over and over while you wait for failure number three.
That's when a full reroute makes sense: every slab line abandoned in place, the entire distribution system rerouted overhead in PEX-A in one job. One round of drywall patches instead of three.
