First, read the signs

That surprises people, because the picture in everyone's head is a jackhammer and a torn-up floor. Sometimes that's the honest answer. Far more often it isn't.

The mechanical truth

What a slab leak actually is

Under most Edmond and OKC homes sits expansive red clay. It drinks water and swells — up to about 15 percent by volume — then shrinks back during a dry stretch. That movement doesn't stay in the dirt. It presses unevenly on the rigid copper and PVC running through and beneath your foundation, and it presses on the slab itself. Something has to give, and it's usually a pipe joint or a length of copper that finally shears.

Copper has a second way to fail down there. A water line cast into concrete rubs against the slab and the aggregate every time the pipe expands with hot water and contracts when it cools. Years of that friction wear a pinhole straight through the wall of the pipe. Once it opens, the leak feeds more water into the clay, the clay heaves harder, and the problem accelerates on its own.

None of that requires a torn-out floor to fix. It requires finding the exact failure and getting a new, sound line to the fixture.

The last resort

Why breaking the slab is the fix of last resort

Before anyone swings a jackhammer, they need to know what's in your slab. If it's a post-tension foundation, the concrete is held in compression by steel cables tensioned to roughly 30,000 pounds each. Cut one blind with a jackhammer and it releases that energy violently. That is not a place for guessing, and it's a big part of why blindly opening a slab to "go find the leak" is the wrong move, not the brave one.

Opening the slab also means demolishing finished flooring, jacking out concrete, patching, and hoping the patch cures flat. When it's genuinely the right call, we do it correctly — but it's a specialized structural job, not the default a leak automatically earns.

What we do instead

How we reach the leak without wrecking your floor

We pinpoint before we open anything. Acoustic listening equipment hears pressurized water escaping under the slab, and thermal imaging reads the temperature signature of a hot-water leak through the floor. For drain and sewer lines under the slab, a video camera such as a RIDGID SeeSnake maps the exact failure from an existing cleanout. That trades "somewhere under the house" for a spot marked on the floor with paint — and everything after gets smaller because of it.

Most of the time, we reroute. Instead of chasing a pressurized line through the concrete, we abandon the failed segment where it lies and run a fresh line — PEX or Type L copper — up the wall, across the attic, and back down to the fixture. The dead pipe stays sealed in the slab, doing no harm, and the new line is out where anyone can reach it if it ever needs attention. Where that new run passes through wall studs, code requires a steel nail plate anywhere the pipe sits within 1.5 inches of the stud edge, so a future drywall screw can't puncture it (IPC 305.8). The overhead run gets hung at the code's maximum support intervals for the material so it can't sag or hammer (IPC 308.5). If the reroute has to pass through a foundation wall, it gets a sleeve two pipe sizes larger than the pipe, so ground settlement can't shear it (IPC 305.3).

When rerouting isn't warranted, we open one spot — not the floor. If the leak is at a reachable fitting and a full reroute would be overkill, we open a single small access point over the marked location, repair the one joint, and close it back up. For a drain line under the slab, lining can be an option — with one honest caveat. A cured-in-place liner pulls an epoxy-saturated sleeve into the old pipe and cures it into a single jointless pipe-within-a-pipe, no digging. It only works if the host pipe still holds proper slope and hasn't collapsed or sagged into a belly. Line a pipe that's holding standing water and you've just sealed the belly in epoxy — it still backs up. Code only lets a new system tie into an old buried line where the old line passes inspection for slope and material. So the answer to "can you just line it?" is sometimes yes and sometimes no, and an honest plumber will tell you which.

Here is the play that separates the honest slab job from the extraction. A technician runs a camera under your house, angles the lens at a single rust flake or a smear of harmless scale, and announces the entire system has suffered "channel rot" and has to go. The most brazen ones don't even use your camera feed — they play pre-recorded footage of some other house's crushed, root-choked pipe on the monitor and let you believe you're looking at your own yard. The cruelest part: after a homeowner signs, that crew often doesn't even do the repipe they sold. They tunnel under the edge of the foundation, cut out a minuscule three-foot section, and bill for the whole thing. You pay demolition money for a patch.

The same predators who'd quote you a whole-house repipe will happily tack on a $15,000 to $30,000 foundation referral once the slab has actually moved.
