Heat hard water and its calcium and magnesium fall out of solution — that's the sediment layer on the bottom of every tank heater running Oklahoma water. On a gas unit the burner now heats rock before it heats water: the popping and rumbling you hear is water flashing to steam under the sediment, and the steel bottom runs hotter than it was built to. A closed system that holds isn't leaking; a dropping needle is mathematical proof. Second, isolation: shut the cold feed at the water heater and test the hot and cold manifolds separately — half the house eliminated in minutes. Third, the pinpoint — charge the failed line with air or nitrogen and sweep the floor with ground microphones, plus thermal imaging when a hot line is blooming heat through the slab.

Maintenance Clock — It Runs Faster On Hard Water
- Once a year: hook a hose to the water heater's drain valve and run off a few gallons until it goes clear. Sediment leaves soft — or it stays, bakes hard, and starts costing you gas.
- Around year five: have the anode rod pulled and inspected. Hard water spends rods early, and a rod swap is small money against the tank it protects.
- The week a relief valve picks up a habit: one release is a T&P valve doing its job; a nightly drip means trapped pressure or a dead expansion tank. Gauge it before the word "replacement" comes up.
- When the clay swings — wet spring or drought summer: shut the house down and watch the meter's red triangle for ten minutes. Soil movement is when slab lines shear, and the meter confesses before the floor does.
FAQ
Is a warm spot on the floor always a slab leak?
No — but it always earns a test. A hot-side slab line bleeds heat through the concrete, and that one is plumbing; sun load or a duct run under the floor can mimic it. One visit settles it: shut the cold feed, gauge the hot manifold, watch the needle. If it holds, your plumbing is innocent — we'd rather tell you that than invent a repair.
Can you tell if a slab leak is on the hot side or the cold side?
Yes — mechanically. Closing the cold supply valve at the water heater splits the house into two systems, and we pressure-test each alone. The side that won't hold is the leaking side — one test eliminates half the plumbing before any tool touches the floor. Hot lines fail more often, which is why the warm spot is the classic giveaway.
Does red clay really break pipes under houses?
It really does. Metro clay swells when it takes on water and shrinks when drought pulls it out, and a rigid line under a foundation gets sheared a little with every cycle. Your pipes aren't failing because you did something wrong — they're buried in something hostile.
Why did my water bill double when nothing looks wet?
Because the water is going into the dirt instead of onto your floor. Will rerouted pipes be visible in my house?
No. The new PEX-A line runs through the attic and down inside wall cavities, and the access cuts are small, square, and made between studs — patchable openings, not trenches. After drywall and paint you won't remember which wall the line lives in. The failed line stays capped under the concrete, where it can never leak again.
Do newer homes really get slab leaks?
Yes — slab leaks are a construction-type problem, not an old-house problem. Any home with lines under the concrete rides the same moving clay, and a kinked copper stub-out from pour day can spend years thinning under water hammer before it splits. Newer homes also run closed loops, so a dead expansion tank can push a T&P valve into dripping — a small brass part misdiagnosed as a dying water heater.
