Why Your Water Heater Is Leaking From the Pressure Relief Valve — and Why It's Almost Never the Valve's Fault

The mechanical truth

Your water is expanding, and the door is locked

Water expands when it heats. A 40- or 50-gallon tank pushes out an extra volume every heating cycle — basic physics, not a defect. In an old “open” system that expanded water pushed back toward the street and pressure stayed flat.

Modern homes are different. Somewhere between your house and the city main there may be a backflow preventer, a check valve, or a pressure-reducing valve, and any one of those turns your plumbing into a closed loop. Heated water can no longer push back toward the street. Every cycle, pressure climbs a little higher with nowhere to release.

The temperature-and-pressure relief valve — the T&P valve — is set to open at roughly 150 PSI. When thermal expansion drives a closed system past that number, the valve opens, lets a cup of water out to drop the pressure, then closes. The burner fires again and the cycle repeats. That is the intermittent drip most homeowners see: not a failing part, but the one part on the tank that is still working exactly as designed.

The correct fix is a thermal expansion tank, required by IPC 607.3 wherever cold water passes through a check valve or PRV — which is exactly what a closed-loop potable water system is. Inside that small steel tank is a heavy-duty butyl rubber diaphragm separating a water chamber from an air chamber. When the water heater pushes out its expanded volume, the diaphragm flexes and the air cushion absorbs it — Boyle's Law doing the work your T&P valve was being forced to do.

Here is the part predators skip, because it takes ten extra minutes and a gauge: an expansion tank has to be pre-charged to match your home's static water pressure. Out of the box, a tank like the Amtrol Therm-X-Trol ST-5 is factory-charged to a generic 40 PSI. If your house sits at 65 or 72 PSI and nobody adjusts it, municipal pressure collapses that diaphragm, the tank water-logs within months, and the T&P valve goes right back to dripping. The right way: put a gauge on an outside hose bibb, read the real static pressure, then air up the tank through the Schrader valve on top with a bicycle pump until the air charge matches the house exactly. A 2.0-gallon ST-5 covers a 40- or 50-gallon heater up to 140°F and 80 PSI; an 80-gallon tank or a house over 80 PSI needs the 4.4-gallon ST-12 instead. Bolt on the wrong size, or hang a water-logged 20-pound tank off an unsupported copper line, and you have bought the same problem again.

Two other causes

When it really is the valve — and when it's your street pressure

Sometimes the pressure is fine and the valve is simply worn. Scale and grit from hard Oklahoma water settle under the brass seat until it can no longer close tight — a slow, constant weep with a normal gauge reading. The fix is to swap the T&P valve, one of the least expensive parts on the whole appliance.

The other honest cause is raw street pressure. If a hose-bibb gauge reads north of 80 PSI cold, the water heater isn't really the problem — the whole house is over-pressurized, and the relief valve is just the first weak point to complain. That calls for a pressure-reducing valve at the service entrance plus a correctly sized expansion tank. Either way the tank stays. Nothing about a dripping relief valve, by itself, condemns a water heater.

IPC 504.6 governs where that relief valve may discharge, and it explains why a hidden drip is dangerous. The discharge pipe “shall not be directly connected to the drainage system” and shall “discharge through an air gap located in the same room as the water heater,” full size, never smaller than the valve outlet.

It reads that way so the warning cannot hide. Dumped to a visible air gap, you see the drip, you call, and the pressure problem gets found. Piped solid into a sealed drain in the wall, that violation hides the warning and lets pressure keep climbing behind the drywall until something far more expensive gives way. A relief valve you can watch is a feature, not a nuisance.

The tactic to watch for

A dripping relief valve is the go-to excuse for condemning a perfectly good water heater. The script barely changes: a technician points at the weeping valve, calls the tank a pressurized bomb, and quotes a full replacement — commonly $2,800 and up, often $2,800 to $6,000 once “high-efficiency upgrades” get stacked on — with a line like “the only safe, code-compliant option is a total system replacement,” then a GreenSky financing screen so you approve it before the fear wears off.

Here is the tell: the thing they are pointing at, a missing or water-logged expansion tank, is usually the thing they or the last outfit skipped to begin with. Installing a water heater without the required T&P valve or expansion tank saves a shop the price of a small part and turns the tank into a pressurized vessel with no relief. The right response to a drip is not to haul the tank out. It is to put a gauge on the system, find out whether it is thermal expansion, high street pressure, or a worn valve, and fix that cause.

The fear works because the downside is real if you ignore it completely. A sealed tank with no working relief path that finally lets go can dump its full volume and cause $50,000 to $150,000 in water damage. That is the number the salesman is quietly renting from your imagination — but the gap between “add an expansion tank” and “replace the whole system for six thousand dollars” is the entire scam.

Read your static pressure. Thread a gauge onto an outdoor hose bibb and look at the cold reading. Anything over 80 PSI means your house needs a pressure-reducing valve, and a standard 2.0-gallon expansion tank is no longer big enough for the job.

Tap your expansion tank. A healthy tank sounds hollow across the top, where the air charge lives. One that feels dead-weight heavy and sounds solid all the way up has water-logged — the diaphragm collapsed, the air charge gone — and the relief valve is about to drip again. A mis-charged tank can water-log within months, so it is worth a thirty-second check every so often.
