Water Heater Leaking From the Top or the Bottom? That One Detail Decides Repair vs. Replace

Read the drip: where it's coming from and what it means

If you've been walking past a little water near the base and telling yourself it's probably nothing, that instinct is the expensive one. A drip from the top is a part. A weep from the bottom is a countdown. The good news is you can tell which is which yourself in a few minutes, before anyone quotes you a dollar amount.

Water runs downhill. So the highest place you see it reappear is at or above the actual leak. Dry the entire unit and the floor, lay down dry cardboard or a paper towel, and watch where it re-wets. Then match it here.

Notice what that table is really telling you: "bottom leak" is not automatically a death sentence. The bottom of a water heater has a drain valve and a discharge tube on it, and both of those are cheap serviceable parts. The only bottom leak that means a new tank is the one seeping through the steel itself.

The one test

The mechanical truth: the Truth Test

Every honest water-heater diagnosis runs one rule. If the steel tank is breached by galvanic corrosion and actively leaking, replacement is the only real fix. If the water is coming from any external component — the T&P relief valve, the boiler drain, a heating element, a thermostat, a flexible supply line, or the anode rod — the unit gets repaired. That's it. That single line separates a repair from a replacement, and it's the line a lot of shops are paid to blur.

Here's why the top is almost always repairable. The top of the tank is nothing but connections: two threaded nipples, the supply lines feeding them, and one relief valve. Predators love braided flex lines because they install in minutes with no exact alignment, but those rubber gaskets harden under years of thermal cycling and eventually weep from a pinhole. Every one of those parts unthreads and gets replaced. Nothing up top requires a new heater.

The bottom is where the real clock lives. Inside the steel shell is a vitreous enamel — glass — lining, and a sacrificial anode rod whose entire job is to corrode instead of your tank. When nobody ever checks that rod, it dissolves, and then the steel shell becomes the thing being eaten. Over roughly 8 to 15 years the glass lining cracks and the shell rusts from the inside out. When it finally lets go at the welded seam, there is no legitimate clamp, epoxy, or "seam repair" — the vessel is holding 40 to 80 gallons under municipal pressure, and it can dump that in minutes. That is the one and only case where replacement is the honest call.

How to check it yourself, in order

  1. Stop the drama. Dry the whole unit and the floor. Put down dry cardboard or paper.
  2. Find the highest wet point. Watch where the water reappears first. Above the tank means a top-side connection; only at the base means keep going.
  3. Top wet, bottom dry? Inspect the cold supply nipple, the flex line, and the T&P valve. This is a repair.
  4. Bottom wet, top dry? Check the drain valve first — snug the cap and watch it. Then check the end of the T&P discharge tube. These are repairs too.
  5. Nothing external explains it? Use a telescopic inspection mirror and a flashlight to look up under the outer jacket at the inner tank. Water visibly seeping through the welded steel seam is a terminal rupture. Replace.

A leaking water heater is the single most profitable moment in this trade for the wrong kind of company, and the play has a name: condemn the whole unit over a minor fault. A technician shows up, sees any water on the floor, and tells you the tank is a bomb that has to come out today. The quote lands somewhere around $2,800 to $6,000 for a forced high-efficiency replacement, wrapped in "zero down" GreenSky financing that hides a deferred-interest clause — miss one payment and 26.99% interest gets applied retroactively to the whole balance.

The tell is that they skip the Truth Test entirely. They don't show you where the water is coming from, because if the leak is a T&P valve or a flex line, the honest answer is a brass part and an afternoon. They'll also invent authority the code doesn't back up — claiming "the city requires $2,000 in mandatory code upgrades" when Oklahoma City's actual water-heater permit is $50 per unit, scaling to a $79 base plumbing permit. Plenty of these outfits charge over $10,000 and never pull the $79 permit at all, precisely so no inspector ever sees the work.

The only thing that decides which one you're looking at is where the water is coming from.

The maintenance clock: when a leak becomes a flood

A top-side connection is a when, not an if — flex-line gaskets degrade over decades of hot-and-cold cycling, so at some point a nipple or a supply line will weep. That's routine and cheap to catch early.

The bottom is the one that punishes waiting. The tank corrodes from the inside over that 8-to-15-year window, and once a unit is past 10 years with no maintenance and you see rust at the base, the clock has effectively run out. Two things decide whether that ending is contained or catastrophic:

  • The drain pan and its drain line. Code (IPC 502.6 / 306) wants a pan and a routed drain under a heater where a leak would cause damage. Without a working pan line, a slow bottom seep doesn't announce itself — it quietly rots the subfloor for months before anyone notices the musty smell or the soft floor.
  • A working T&P valve and, on a closed system, a thermal expansion tank (IPC 607.3). Skip these to save a few dollars in parts and you've built a pressurized vessel with no relief. When it fails, the water damage runs $50,000 to $150,000 — the exact number the "it's probably nothing" instinct is quietly betting against.

That's the real cost of the slow leak: not the brass part you're avoiding, but the subfloor and the drywall you're gambling.

Rule it out in a few minutes. Dry the unit and the floor completely, lay down dry cardboard or paper towel, and check it a few hours later. Condensation dries and doesn't come back; a leak re-wets the paper. If it re-wets, trace it to the highest wet point and use the table above.

Yes. Turn the cold water supply valve clockwise to stop the feed, then kill the power — flip the breaker on an electric unit or turn the gas control valve off on a gas unit. If it's safe to do so, attach a hose to the drain valve to relieve the tank. Then call for a diagnosis.

Usually it means pressure, not a dead tank. On a closed system with no thermal expansion tank, heated water has nowhere to expand and pressure climbs past 80 PSI — sometimes over 150 — and the T&P valve does its job by discharging. The fix is a properly pre-charged expansion tank (IPC 607.3), not a new heater. A repeatedly dripping T&P valve is a warning to diagnose, not a nuisance to ignore.
